Genosha (Phase 2): a proposed 21-storey seniors rental apartment building designed by Joel Gerber Architect for Summers&Co and TT7 Inc. on the northwest corner of Mary Street North and King Street East in Downtown Oshawa. The 6-storey, 1929-built, heritage designated Genosha Hotel at 70 King Street East is proposed to be retained.

It would be right to go with lighter brick (or other light cladding material) on the new tower so that the heritage building have more prominence.

Recommended for approval with the following modifications:
  • Height has been reduced from 71.5m to 67.1m, still 21-storeys
  • 261.5 m² of commercial space has been introduced to the ground and second floor
  • Total number of rental units increased from 114 to 198
  • Bike parking increased from 16 to 100
  • The proposed aerial pedestrian connection to Parkade 3 has been relocated from
    the 5th floor to the 7th floor of the proposed new mixed-use building
