The purpose of the Official Plan and zoning by-law amendment application is to permit the redevelopment of 4 & 6 Tippett road with two buildings separated by a private road. The south parcel is proposed to consist of a 16-storey residential building, while the north parcel is proposed to contain and 16-storey mixed use building joined by a shared base building. The proposal includes a total of 651 residential units, 1,319 sm of residential space, a proposed 4.0 metres public road dedication at the north end of the site and a proposed 1,028 square metre public park located at the northwest corner of the site.

The density here is actually quite respectful - I like it. A lot of the lack of towers has to do with the height restrictions from Downsview, but still.
 
Very clean geometry and detailing; no-nonsense. I think this would be me favourite RAW project if it went ahead as depicted.
