Vaughan Expo City: Expo 1,2, & Nord | ?m | 38s | Cortel Group | AJT Architects

Those units with waves on both sides are going to be pretty dark at times, and have crappy views.

I like the fins on the building, least better than the original rendering.
Is there any update on when the units will be out for sale?

New rendering from Cortel. Looks alright, the verical fins are trying to create a wavy effect. I don't love it but definitely nice to know they're not going with the NY Towers remake design.

This'll look great beside WalMart's giant pkng lot that they'll never surrender!

Walmart wouldn't want to pay high leasing costs and the development of sites around theirs will drive up the property values and therefore property taxes and leasing costs. Of course they will look at cheaper options at that point or ways to make money from that parking lot and the building site with only one level through land use intensification.

Today's front page story is about Expo 1 - this 37-storey first tower at Expo City - and you can read it here. A new dataBase listing for the project can be accessed there too!

Condo to kickstart Vaughan’s downtown plan

Vaughan is a city without a downtown, but on Wednesday, its mayor will announce that a development deal has been struck to create one.

Mayor Maurizio Bevilacqua will unveil plans for a five-condo residential development just east of Jane St. on Hwy. 7, in the heart of what is envisioned as the city’s new metropolitan centre.

After years of struggling to develop the area, the city is taking its first steps forward, largely due to the 8.6 kilometre Spadina subway extension, which will end here when it’s finished in 2015.

“Once the subway comes, it will be like Sheppard in North York where you see the continual redevelopment of buildings that are in line with subway densities,” says DiMascio, a partner in Urban Strategies Inc.

Already one of Canada’s fastest growing cities, Vaughan’s population is expected to reach 420,000 by 2030. Plans for the new downtown call for the creation of 12,000 residential units and a total of 11,500 jobs by 2031.

The 37-storey building — called Expo-1 and the first part of Expo City — will be finished by 2014 and will be minutes away from the northern terminus of the Spadina subway extension. Amenities include shops, trails and parks.

And not one office building....can you really build a downtown just around condos and retail.

It does say 11,000 jobs no ? Or are you arguing that's essentially nothing.

as nice as the location is, the building is just horrendous. there will be better looking buildings coming to VMC, so for now, I would hold off purchasing in this Building.

Booming 905 condo sales outstrip Toronto

But Peter Cortellucci, vice president of Corel Group, was so excited about his company’s new condo project — the 37-storey, first phase of the massive new Vaughan Metropolitan Centre development — he pushed ahead early.

Thousands of would-be buyers packed the Corel Group’s two full-scale model units at Highway 7 and Jane St. By the end of August, almost 70 per cent of the 337 units were snapped up.

The Expo Condos — the first of five highrises towers within easy reach of the subway extension to York University — helped new condos sales hit record levels in the 905 region in August, outstripping condo sales in the 416 for the first time.

Expo, along with other new projects that opened for sale in Oakville and Markham in August, saw condo sales jump 105 per cent from the same period a year ago, according to figures released Thursday by the Building Industry and Land Development Association (BILD.)

New home sales were up 48 per cent in the 905 region over August, 2010, according to market research by RealNet Inc.

A total of 2,011 new condos were sold across the GTA in August, 1,185 of them in the 905 region compared to 826 in Toronto.

Condo sales were up more than 1,000 per cent in Oakville and 664 per cent in York region thanks to a few big projects that sold out quickly in August, said Dupuis.

New condo sales were up just 10.1 per cent in Toronto after a very strong year, he noted.

The new projects are largely the result of the provincial push for the regions to intensify development, low interest rates and the creation of new infrastructure, such as the Spadina subway extension to York University, slated to open in 2015, said Dupuis.

As those new 905 units, many of them substantially bigger and less expensive than downtown Toronto condos, are going up for sale, it’s giving young and first-time buyers the option to both work and live in the 905 regions, rather than commute from downtown condos, said Myers.

Dupuis agreed, adding that while he expects sales in the 905 regions to remain strong through September, more Toronto projects are likely to come on the market this fall which could return the city to condo sales dominance again.
