Didn't want to create a new thread for this yet, as I could not find the application on the Mississauga website. There is an application to intensify the NW corner of the Erin Mills Town Centre site with 3200 residential units. The corner of Glen Erin and Erin Centre. It's currently parking lot and a HomeSense box store and strip plaza and some undeveloped land.

Finally, it's about time we saw some redevelopment formally get proposed for EMTC. I will miss that little plaza (lots of good memories of the Pizza Pizza and KFC back when I was kid all the way through to when I was a degenerate teenager), but it's time to move on to bigger and better things. Hopefully any new development includes plenty of ground-level retail.

Phase 1 will focus on the northwest corner of the site (at the southeast corner of Erin Centre Blvd & Glen Erin Drive) featuring 9 towers ranging from 20 to 44-storeys as well as parkland and public plaza space:

As a 12 year old in 2002 I waited 3 hours in the rain to see WWE wrestler Shawn Michaels at that Pizza Pizza and they cut the line 10 people in front of me. I won't miss it one bit as I cry every time I think about it! haha

My best memory of that Pizza Pizza was when I was around 6 or 7, when the franchise owner gave me a gift card to Playdium one day when my family and I went in. This was especially kind of him because I was the kind of kid that would take multiple Argos pocket schedule cards from the counter every time we went in even though I had no idea what the Argos even were.

The KFC was great for a walkable Toonie Tuesday lunch in high school (everything that a Gonzaga kid with no money could ever want) until they finally stopped calling it that because the price went over $3 lol.

It’s really crazy how many towers they are going to be able to fit on the property even before taking away parking space. Also, it is very interesting that the southeast corner of the property at Erin Mills/Eglinton is left off the plans. Are they protecting for a potential station for a future Line 5 extension? Absolutely insane to think about at this point, I know, but this future corridor has been identified on the GGH 2051 Transportation Plan, and this development at full build-out could make Eglinton/Erin Mills the second-densest area in Mississauga, depending on how tall they go.

Well God forbid anyone develops at port credit where there already is a GO station and soon an LRT.

It really seems like the massing and towers and designed to accentuate the mall rather than to be livable, vibrant communities. I have concerns around the open space and shadowing as well.

'Tower in the Park" concepts always (to me) harkened back to the good old days of kids roaming freely, playing ball, riding bikes, playing games with marbles, and skipping rope. The concept above seems to me, probably because its another fresh memory, to be more adult orientated - very deliberate areas of greenery with specified areas of movement, seating....someplace where you take your Starbucks and meet a friend, coworker, client etc. etc. Using the word 'asian' as a point of influence is most likely not completely accurate, but having returned from another quick sojurn to the area, the designed area feels very familiar in concept - change up the plants a bit, add in a larger quantity of air pollution and I am right there, fending off bubble tea and a slice of a Durian Pastry.

If they build it, as with so many areas of greenspace in the GTA, imagination in plantings, and maintenance of the plantings and the hardscape will do so much to determine the ongoing success of the design.
