This application is for variances for a proposed 20-storey residential apartment tower with a six-storey podium on the land at 3220 Sheppard Avenue East. The Sullivan Community Zoning By-law was amended in 2013 to permit a maximum of 230 dwelling units on the site, including six two-storey townhouse units within the podium. The applicant is now requesting a variance to increase the maximum number of dwelling units to 259. The applicant is also reqesting variances to permit an increase in the mechanical penthouse rooftop coverage, and two setback variances described below.
REQUESTED VARIANCES TO THE ZONING BY-LAW:
By-law No. 10717:
1. Performance Standard 212 (iii)
Proposed 259 dwelling units
WHEREAS the zoning by-law permits a maximum of 230 dwelling units
2. Performance Standard 129
Proposed mechanical penthouse covering a maximum of 40% of the roof area
WHEREAS the mechanical penthouse may cover a maximum of 30% of the roof area
3. Performance Standard 313
For that portion of the building above 22.8 m in height, proposed setback of an additional 5.5 m from that portion of the building below 22.8 m in height closest to the east side lot line.
WHEREAS for that portion of the building above 20.0 m in height, the building is required to be set back a minimum of an additional 5.5 m from that portion of the building below 20.0 m in height closest to the side lot line(s).
4. Performance Standard 322
Proposed minimum setback of 0.5 m from the adjacent Open Space Zone
WHEREAS the zoning by-law requires a minimum setback of 3 m from the Open Space Zone.
 
I found these renderings on Icke Brochu's website. Since Burka downsized in 2014 it looks like they handed off the project to these guys:

Update from Norm Kelly.

"Developers are interested in purchasing the site but easements on the property don't make it economically feasible at the asking price."
 
maybe he meant some odd covenant? or something to do with the gas pipeline that runs directly to the west of the site (on the site?).

Gee 6 years since I post this thread for something to take place, considering the number of project that have die over this time frame on Sheppard.

I saw the hording in Feb, but didn't have the time to stop as I drove by it to see it.
