"The proposed development consists of a five (5) storey building. The primary use will be Self-Storage, and office and reception/retail space on the west portion of the building. The development will have total Gross Floor Area (GFA) of 33,894 square metres, composed of reception/retail with an GFA of 1,088 square metres , offices with GFA of 8,450 square metres, self-storage GFA of 22,862 square metres, and a loading/other GFA of 1,493 square metres. Underground parking will be provided and accessible on the northeast corner of the proposed building, facing the entryway from South Service Road. The applicant will require amendments to the Official Plan and Zoning By-law to permit the proposed development."

The site is located at 875 Appleby Line and 5051 Harvester Road in Burlington. The lot is an L-shape which wraps around a gas station on the corner of Appleby and Harvester. There is a Wendy's fronting Harvester and the South Service Road, and the rear portion fronting the South Service Road and Appleby is undeveloped, and where the building is proposed.

There is another Dymon storage building under construction in Burlington on Industrial street and Guelph line.

That one is very small compared to a lot of Dymon's new proposals. Dymon can build your kitchen while they move your couch into storage while you hold your meeting in their rentable office space. It's wild.

I also don't understand how demand for storage is so high.

Everyone has a lot of ’stuff’ and in a recent article (maybe the Globe?) an industry spokesperson attributed much of the growth to the smaller footprints of so much new housing, specifically condos. But yes, this site is really over the top. (Apparently some outfits are introducing, or have introduced, pickup and delivery services).
