April 11

I hope this is the right thread...

The new road (Downsview Park Blvd) is still under construction, but it's open to traffic. Unfortunately because of the rain, I couldn't stick around long enough to get more pics of the new streets or see the houses up close. I will be back in a couple of weeks.

I'm back.

So here's Downsview Park Rd, which is a new collector road for the area. It's possible to drive on it, but it's still very much under construction.

As for the houses, a lot of them are finished enough to get an idea of what they will look like.

Update:
South of Downsview Park, the former Stanley Greene army housing complex is being replaced with new residential uses, including Stafford Developments' Turner Fleischer-designed collection of Luxury Townhomes at Downsview Park.

The density is good but the land-use plan is atrocious. There is only one street access to this neighbourhood and it's not well connected to the nearby road network. The subway is 1km away but no easy way to get there. They should have built a road or a path near the railway line to allow for travel in N/S direction.

This will be a suburban style neighbourhood where everyone drives. Unless the TTC offers bus service into this area, it will be a long 10-15 minute walk to the nearest bus stop on Keele.

Despite the connection to Bayford Avenue, it's still a long walk to any shopping or buses. Downsview Plaza, which has a Metro, is the closest shopping area of any kind, and it's an awkward walk to get to it. The 96/118/119/165/186 buses stop at Dubray, but that's also an awkward walk.

You might want at least a bicycle to get to any transit.

Another similarly awkward redevelopment that comes to mind is the Oakdale Village townhouse complex on the old WSIB lands on Torbarrie between Wilson and Sheppard by the 401. The only bus there is the 119, a rush-hour only route. A lot of the streets are named for less-than-stellar Liberal politicians.
