Official Plan and Zoning By-law Amendments to permit a 4-storey residential building with 26 dwelling units, 27 bicycle parking spaces, 53 residential vehicle parking spaces and 5 visitor vehicle parking spaces, and to permit rear ground floor terraces to be constructed within the 10 metre setback from the top-of-bank of Rosedale Valley Ravine. The three existing heritage designated buildings would be demolished.

From a quick glance at Google Earth the houses don't seem to be particularly old (50s-era?)- but I doubt the neighbours will be loving this.
 
Those are actual watercolours, and in Toronto they are (nearly) invariably created by local Michael McCann. He's won a bunch of awards, and for those who want their project to appeal to people's sense of nostalgia, McCann is in demand around the world. No, the average project does not go for this style…

I had no idea it was all one guy doing the watercolour renderings. That's so interesting. I'm guessing he also did the Waterworks Building one too?

P.S. Brother Peter McCann, referred to above, is famous for his architectural models, also in demand around the world. You'll even find a McCann Bros. link on Peter's website.

And there are lawn signs up in the neighbourhood now, too. Ugh.

This is the most frustrating bit from the petition: "Rosedale is designated as a heritage conservation district under Part V of the Ontario Heritage Act. As such, merging of single family lots to build condominiums must not be allowed."
