First, I must note with gratitude this fine example of a 'PMT Special'

For those not in the know, this is when PMT doesn't just update an application; but digs one up you'd completely forgotten about and updates it!

The new rendering is updated in the database. There are several project information changes in the database. The overall building storey count changed from 40, 30, 27, 7 & 7 storeys to 41, 35, 26 and 23-storey. Total building height changed from 126.18m, 98.45m, 90.83m, 38.10m & 38.10m to 130.25m, 111.05m, 85.70m, 74.95m. Total unit count decreased from 2319 units to 1624 units.

The rendering is taken from the architectural plan via Rezoning submission:

9 months later, the SPA (for Block 4) is born. Gestation is a thing!


@interchange42 will wish to consider whether to break this one up into its constituent blocks or not.

Unit Count: 813

Total Parking 686 residential (plus visitor and retail)

Parking Ratio: 0.84

For a site that will be walking distance to the Sheppard Subway and Agincourt GO, the parking seems excessive.

Elevators: 7 across the 2 towers so something close to the 1 per 100 ratio we like (I'm not looking at the breakdown right now)


Comments: By and large this development has evolved in a positive direction. The podiums are much improved from the original iteration, and the site plan evolved favourably vis a vis the natural area/park system.

There are some real issues w/the proposed expression at-grade here though; and the parking is very high.

We will create new database files for each phase here. Wow this took a long time to get to this stage… this thread was created in December, 2018.
