Its the whole reason the interregional services can move in the first place. GO bus services will be very low come 2025, essentially only Milton and Richmond Hill off peak services, unless they introduce some other new services.

That's if all plans go through without a hitch. We've all seen how time and time again in this city, transit plans fall through or radically change from how things were originally planned.

If RER happens to get stalled by X amount of years or if a massive portion of the plans happen to get cancelled, just watch the ripple effects.
 
Yup, certianly a possibility. But off peak service for Barrie and Stouffville is too far into the process to get cancelled now, which would have essentially the same effect as RER in terms of bus eliminations from the terminal. Both those lines are supposed to have off peak services before the election, and have the capital projects well underway to ensure they can happen.
 
Bay-Dundas bus terminal looks to recapture its ‘sense of grandeur’
The sixth-annual NextGen design competition is focused on restoring the 86-year-old bus terminal at Bay and Dundas to its former glory.

The future of the terminal, at 610 Bay St., is uncertain. Talks have been underway for months to move carriers such as Greyhound and Megabus to Union Station, where Metrolinx started construction on a new bus terminal this summer to serve GO Transit.

That’s why now — with change in the air but no firm plans — is the perfect time to start dreaming of the possibilities, said Scott Weir, a principal with ERA Architects.

The Coach Terminal is one of 8 sites listed in the initial ModernTO report by the City of Toronto that is looking to consolidate the City's office leases into fewer, more modern buildings, while at the same time maximizing the land use on particular sites that they own, to include "such [uses] as affordable housing, employment uses, and community infrastructure."

The facilities are currently leased-out for the delivery of inter-city, inter-regional and inter-national bus services, which are expected to relocate to Union Station in 2021. As a result, 610 Bay Street and 130 Elizabeth Street are considered to be underutilized City assets with higher use potential to deliver City building outcomes, while respecting the heritage components of the site. As stated above...this is going to be developed, no question and the city is looking to develop it into a mixed-use development (city infrastructure (services ie: ambulance/fire), combined with offices, apartments/affordable housing) or the likes.
 
From my former days in my early 20's working at 600 Bay St, the brown brick building on the NW corner of Bay & Dundas, it became known among tenants that the owners of the building had intentions of holding off selling the property as they anticipated combining it with the future redevelopment of the bus terminal someday.
 
If the city could piece together the entire block, combine it with the parking lot to the north, a public space along the lines of Bryant Park would be ideal for this location.

Yes, it would be fantastic. Currently, the view north is extremely underwhelming. You wonder where the city went.

My understanding is that the parking lot to the north is being assembled by Lanterra, up to and including the properties facing Gerrard.
