Received this in the mail today. We've been waiting forever for this land to be developed and the city has finally put it into motion. There is essentially no information yet, other than the fact that this land will be developed in the coming years.

I really hope they don't relink Sutton and turn it into a giant avenue to nowhere. It would be so much nicer if it linked up to Corporate, making the Orchard and Desjardines feel like a more cohesive neighbourhood. Sutton and Corporate are both already wider streets with higher density housing, so a proper bus route here would be amazing. You could build +100 new detached homes between the new Suttorporate Dr.. and Corpus Christi, and that's just 1/3 of this lot.
 
This area was designated for employment uses for years which is why it hasn't been developed yet - it was only redesignated to permit residential uses last year I believe.
 
What's the longer term intent here w/ the discontinuous portions of Upper Middle and Burloak? Does the Provincial Park make them permanently discontinuous, or will they be connected across the Park?

I think that's key to me in understanding how one might wish to layout these lands.

Elsewise, I've outlined a non-forested parcel that I think should be prioritized for renaturalization:

Its a large parcel, but it would connect the two discrete woodlots and and the adjacent ravine lands and create a wildlife corridor connecting the Provincial Park. I see high value in that, where as the existing woodlots are really stranded.

There is already a section of road connecting Mainway to the North Service Road which is called Sutton. Although design language of suburban neighbourhoods has changed drastically, it has definitely always been the plan.
 
I believe these are all Paletta owned lands, were originally all slated to be employment lands, and then P wished to make them all residential and some discord followed.

The red line is what I mean by relinking Sutton, and the yellow line is what I mean by connecting it to Corporate.

And then Sutton could still link up like this:

There are old planning documents about this area that I can’t seem to find.

But in those documents Sutton connected to Mainway, and Corporate Dr to Burloak. Also I’m worried for the forested areas, that after Millcroft, they might just be demolished.

A very rough plan for the land, sent out as part of the survey. This is essentially just what the city threw together to give people an idea of what this development may contain.

Area A could be a transition area with mainly detached and semi-detached homes, and a community centre
Area B could be a mix of everything including office and prioritizes ground-floor commercial spaces and access to transit
Area C could be a mix of industrial and commercial, possibly a medical and/or university campus

Interesting the extension of Corporate Drive. This is a two lane street, mostly schools and housing in this are, but extends in a long loop[ to the N. Service Road. This may not be popular.
