Those off-street lanes are there to connect bike infrastructure on Florence Street (which has a Contra-flow bicycle lane) to Waterloo and Gladstone which connects to the Argyle route. I've biked it before and after and despite appearances it is an improvement.

It was a challenge to execute because they had to take space out of the schoolyard and rebuild that corner for them. Ultimately, the way it was done with other local street changes solved some issues the school was having and it was able to get done.

Goodness...the "bricks" in the Brixton couldn't save these building from the inflicted spamdrel blight, even if they where designed to try. /sigh
 
I wonder how long before we see the Riverview Produce property sold for redevelopment. It's a huge triangular lot that looks like it could accommodate quite a bit of density up against the rail corridor.

I remember attending a community consultation meeting back in 2012 for the earlier proposal on the Brixton site. The previous developer had approached the owner of Riverview Produce but they wouldn't budge as it was a large profitable operation for them. Anything can happen in the future of course and especially for the right offer. Curious if Hullmark may consider working on a potential assembly of them as well.
