Just doing a little background research.

The site was purchased by NDI (36 BIRCH AVENUE) INC. for $17,492,500 on September 7, 2018. It's most recent previous transfer was to METROPOLITAN TORONTO ASSOCIATION FOR RETARDED CHILDREN for $2 on March 10, 1967.

The CBRE brochure posted above by ProjectEnd (link) says nearby townhouses at AYC Bedford went for $958 - $1,100 / SF. I think this is a better location as it's more secluded and will be quieter, has more cachet, is closer to a subway station, and is walking distance from a lot of prestigious amenities. So let's assume $1,250 / SF?

Based on the plans units are 2,000 - 3,000 SF x $1,250 = $2,500,000 - $3,750,000.

Even if off by some factor, it seems to support the $3M/home idea.

Yep, more density and profitability for the developer. Even I'm living in one.

Yea I think I'm more surprised about the number of expensive stacked townhome projects coming out recently. This one is several millions. Stacked townhouses used to be on the lower end, but so were condos and I guess when a 1 bedroom cost 500-600K I shouldn't be suprrised.
