This site is a whopping 2.6ha or 6.5 acres in size.

It backs onto the old Belt Line (now park/trail) on the west and north-west sides.

Residential to the south and east. Predominantly SFH

Caledonia Road fromers the eastern boundary of the site.

Eglinton Avenue (at Caledonia) is just over 200M to the south.

It will be interesting to see what Hullmark brings here. I wonder what they paid for the site......hmmm

BGO, Hullmark JV tops $500M with Toronto acquisition


BentallGreenOak (BGO) and Hullmark have closed on their sixth acquisition in a six-year-old strategic partnership that has surpassed $500 million in value.

The most recent acquisition is a 7.7-acre site at 250 Bowie Ave. in Toronto’s Castlefield Design District near Eglinton Avenue West and Keele Street that’s occupied by a 263,000-square foot industrial and flex office complex.

The property was acquired for $100 million from a private ownership group, with BGO taking a 75 per cent share.

Canadian apparel company Canada Goose’s head office and manufacturing facilities are located on the site, along with signage, marketing, fitness and restaurant tenants.

A stop on the Eglinton Crosstown light rail transit line that’s under construction will be within easy walking distance.

Construction is expected to begin next year on the Caledonia GO Transit station that will be added to the Toronto-to-Barrie line and offer pedestrian access to Bowie Avenue.

While the 250 Bowie property is providing cash flow, there are longer-term plans for more intensification — probably mixed-use — to take advantage of the public transit access.

“We saw value in that area and were able to generate a yield,” said Strowger. “It’s a great story today and hopefully we can do more with it tomorrow.”

Canada Goose will be shifting its office operations to the waterfront from the company’s existing location at its manufacturing facility near Caledonia Road and Eglinton Avenue north of Toronto. The offices at its factory will be converted to create additional manufacturing space, said CBRE.

 
The entrance is a nice instance of late transitional streamline moderne that would be nice to save, perhaps along with a couple of the surrounding trees.

That gentle curve and fenestration just reminds me of something you'd find from early 1950s postwar Britain.
 
How much will the bungalows in the foreground appreciate because of this development?! Sad that NIMBYs are the main beneficiaries of intensification. Ironic!
Not much to do with this development. Their prices go up for the same reasons this site is viable for redevelopment; reasons that have been detailed extensively elsewhere on UT.

With MTSA zoning near the LRT and relaxed angular plane requirements, I imagine the low rises will be bought out and assembled for redevelopment down the line.
