If this even gets to the board before the whole thing is abolished, that is. The province seems to be moving pretty quick to get rid of it.

The bill has been tabled but hasn't been enacted yet. Anything at this point would be grandfathered in. I'm sure Brad has factored this into his project timeline.

there are also some 0m setback windows on the west side. I could forsee some code issues regarding window light unless he can get a limiting distance agreement with SAS next door. There are bedrooms that appear to rely on them to meet their natural light requirements. Nevermind the additional cost of windows facing a property line with less than a 5.5m distance separation.

Yes, an LDA would be required with SAS. The cost of the actual windows wouldn't be any different, but the sprinkler system required to guard them will add cost to the overall fenestration system.

Looks like the floor plans are up on the website. The West side units from floors 3-8 don't appear to have any Western facing windows, but rather, only from their south/north exposure. Check out the 2bed+den units: http://www.bauhaustoronto.com/floor-plans/#floorplan-18
There are 1300 sq ft units, with less than 19' of windows! In fact, the way it's separated, it's pretty much relying on a ~10' window to bring light into the entire unit (except the master bedroom). Can't imagine how dark these units are going to be...

No preliminary, straight to rejection, so Planning is pretty confident this one would be tossed out at the OMB.

Update: https://fortressrealdevelopments.com/projects/bauhaus/
January, 2018
Bauhaus was launched to VIP brokers and VIP clients in the fall and the project is now 50% sold with a public launch planned for the spring. In June, a Zoning By-law Amendment was submitted to permit the construction of a 30-storey building, containing 205 residential units and 1,905 sf of retail space on the ground floor. The development team filed an appeal to the Ontario Municipal Board on November 6, 2017. It will be some time before a hearing date is set.

Lamb & Fortress- what a combo!

Beautiful architecture. It’s unfortunate that it does not look like it will get built.

As someone who has an extensive art collection, lack of light isn’t a bad thing in some cases. You can display art without worrying about it fading in direct sunlight.

That said, how much do those large window-starved units go for? Close to a million? Hard to spend that kind of money on a place that will need the lights on 24/7
