Toronto Backyard Neighbourhood Condos | 24.99m | 10s | Empire | Kohn

VanDyk is branding the site Backyard Neighbourhood Condos with the first building being called The Humberside. I assume we will have confirmation shortly that this is the next (third?) six-storey wood frame building coming to Toronto.

Did they end up having an information session this week? I remember reading something about January the 19th but never received a noticed confirming it and I live about 500 metres away so I should have certainly been informed about it

I got notice of that too, and then heard nothing. Maybe being rescheduled?

Yes. Every building 4 storeys and higher must have an elevator. (Stacked townhomes are normally considered 3 1/2 storeys as the lower is level is normally below grade.)

Dirt was dug up months ago at the site of the former gas station, and then piled up, I assume for bacterial bio-remediation of contamination. That dirt was hauled away a few weeks ago after a long period of nothing going on.

Now, things are going on again with more digging:

Did anyone attend the meeting at Etobicoke Civic Centre last night?

I was there, it was pretty pointless...

The original proposal was for a public road to run through the site but a convincing argument from Vandyk had city councilors remove it and opt for a private road

Either than that, one building has increased height from 6 storeys to 7, another one has increased from 6 to 8 storeys and the 10 storey building remains the same, I believe the townhomes have been removed

So far it's been mostly remediation of the site, with, as best as I can tell, the formerly contaminated soil now gone. (A former dry cleaner here used to pour chemicals down the drain, which corroded the pipes under the plaza building and the parking lot.)

Last Saturday was the opening of sales at the site, and as the front page story notes, it went very well despite the cold, rainy day, and despite the weekend Gardiner closure, with 85% of the 96 suites spoken for, including all iterations of suites with 2 bedrooms.

Here are some of the pics from the sales centre down on The Queensway which I didn't use in the front page story:

This last close-up of the model shows the building that will house the Shoppes of Stonegate on the main floor and the Stonegate Community Health Centre on the top floor. It's the first building that will be complete, around this time next year.

(and the whole Backyard Condos development actually, the area has needed this reinvestment).
