I'm a newbie to this website so all help is appreciated. I'm wondering why there aren't there more balconies facing on the south & west ends? There's more balconies facing east & facing directly onto the opposing building than their are south & west it seems like. Anyone know why?

From my understanding, the lack of balconies facing south is to align with the property to the south if Pizza Pizza were to be ever redeveloped. And to a certain degree that should apply for the north and west sides as well.

An development application has been submitted, although details haven't been listed yet.

Looks like they've expanded the total assembly, the addresses of properties now go from 10-32 Raglan Ave. Which means every house north of the Pizza Pizza going until the mid-rise apartment building will be redeveloped:

An application to amend the Zoning By-law in order to permit a new 28-storey (95.2 metres including mechanical penthouse) residential building with 27,927.8 square metres of residential gfa, 399 units including 14 townhouses at grade, and a below grade parking garage with 148 parking spaces including 6 visitor spaces.

After some blander projects earlier on like the Madison (Yonge & Eg area) and Zigg, Madison Group sure have picked it up on design initiatives with Nobu and now this. Along with the Kingsett/HP project at the NE corner of St. Clair & Bathurst, it's nice to finally start seeing some good architecture in this node.
