I'm definitely digging the weird here.

The only thing that I'm not particularly happy about is amount of glass at ground level. Maybe carry the squiggly-pattern treatment down to grade to break up the glass.

Tas hosted a community info session (as a precursor to the City-led process); they’re proposing a neat mix of uses here — Maz Mortazavi, CEO of Tas, said their ambition is to create the “most intense mix of uses in the city” here. That vision (at least at this point) includes:

> Publicly accessible gardens on the podium and rooftop levels
> An “urban farm” and restaurant in the bit that protrudes north from the building
> Live-work units at 80% AMR
> Co-working space
> A P1 with lightwells to bring daylight into artist work space
> Retail

?Stellar example of mixed use single-site planning in a way which actually gives back to the community. TAS needs to be commended for the effort here. Hoping they work out any links with city planning that gets this over the line.
 
The diverse combination of functionalities is impressive. Factoring in both design and purpose, IMO this is among the most thoughtful developments in the city right now.

Affordability I get, but this area doesn't have much heritage left. If it did, it's not anything that this building can provide, sadly.
