The Application proposes the redevelopment of the site by demolishing the existing rental apartment building on the subject site, which contains six rental dwelling units, and constructing a six storey, mixed use building containing of 20 residential units, 47.7 square metres of retail space at grade, and six rental replacement units.
This one is a pretty interesting missing middle development. It is quite dense at 20 units overall, but it also comes with zero parking. It has a very small building footprint so the design can be used on many lots across the older residential streets of the city. The density and lack of parking (alongside with quicker approval times) will hopefully make this kind of project financially viable in many places.
The only thing I would object to is that I would have wanted to see this proposal on a side street nearby, rather than on Broadview Avenue which I think could accommodate land assembly into tower sites given the proximity to rapid transit.
