Work starting at 828 Shaw St - site of the awful fire back in 2022.

Dubbed "Ruby Residences" based on MODCITY's instagram.

Looks pretty solid. The kind of housing typology I'd like to see more of along predominately residential streets like Shaw.

Modcity also have plans to replicate more or less the same design of a multiplex building in their portfolio scattered throughout different parts of the city. And that is a-okay with me.

Good chance this is the new render on the site. Posted as the image for Modcity's "Christie Pits 1" and "Christie Pits 2" and "Christie Pits 3" developments. 3x Attached fourplexes

Depends on the floorplate but good chance we might actually see this site rebuilt with less units/residential floorspace than existed before the fire. Can't know why the initial 4 storey proposal has been scaled down, but I have my suspicions. Rhymes with 'Gritty Laugh'. Regardless big missed opportunity for intensification a hop, skip and a jump from Ossington station.

The old building was 'sinking/crooked' due to the buried Garrison Creek. Many of the properties on Shaw where/are effected hence all the local underpinning going on. Is it not true that the higher they go, the deeper they need to dig? Perhaps this is why the 4-storey plan has been nixed?

I'm no engineer but I really doubt the additional half storey was threatening to literally sink this proposal. However, 3 stories is that magic number listed in the Official Plans Neighbourhood designation, the thing figuratively designed to sink this proposal
