Right between Wilmington and Goddard. In the long term, if Line 4 gets extended west to connect the two branches of Line 1, this would be right on a midblock station. It will be interesting to see what's being envisioned for this little block.

“Crazy” perhaps, but Hanna has steadily grown both Almega and other companies he’s been involved with. Almega is about to take its next major step, developing a $125-million apartment building along Sheppard Ave. W. in Toronto.
New Toronto apartment and future prospects
An equity raise was completed in December for the Toronto apartment project that’s now going through the zoning process. Hanna is proposing a 270-unit apartment building with shared office space and a daycare facility at 824 Sheppard Ave. W., between Allen Road and Bathurst Street.

Offical Plan and Zoning ByLaw Amendment application to permit the proposal for a 14-storey (47.9 metres including mechanical penthouse) mixed-use rental building fronting onto Sheppard Avenue West and a 6 storey (21.1 metres) building fronting Cocksfield Avenue, connected by a 3-storey podium. The proposal contains a total gross floor area of 19,483 square metres, including 15,872 square metres of residential gross floor area, 462 square metres of retail gross floor area, and a proposed daycare use with a total gross floor area of 360 square metres, resulting in an overall density of 4.0 FSI.

From the report a few issues:
The length and scale of the building will be reviewed from a massing and impact assessment. The proposed separation distance of 13 to 15 metres between the north and south buildings will be analyzed for potential privacy impacts. The proposed side yard setbacks will also be reviewed, in the context of the potential for future development to the west and east. The proposed outdoor amenity space on the ground floor is not connected to an indoor amenity space and would be separated from the building by the Type 'G' loading space. The appropriateness of the location and usability of this space will be reviewed. The relationship of the proposed building to nearby Neighbourhoods designations will be carefully analyzed through the Sun/Shadow Study. The Pedestrian Level Wind Study will also be reviewed.
The City would also like more 3 bedrooms units, which are 6% of the total here, below the City's 10% guideline.
There are some quibbles on height as well, but they don't sound harsh and apply mainly to the north building.

Almega is going through the approvals process for a project at 824 Sheppard Ave. W., between Allen Road and Bathurst Street, in Toronto.Two commercial plazas, 14 residential rental units, one detached home and surface parking currently occupy the property.
Almega has proposed to build a 14-storey mixed-use building with 270 residential rental units (with 20 per cent of them classified as affordable), four retail units, a daycare centre and 213 underground parking spaces.
Hanna is hopeful construction will begin in early 2023 and he estimates it will take three-and-a-half years to build.
