Zoning By-law Amendement to facilitate redevelopment of the site with a 44-storey (height 143.8 metres) mixed use building with 472.7 square metres of retail on the first floor, and a total of 457 residential units . The total gross floor area is proposed to be 45,660.05 square metres of which 32,279.24 square metres is will be residential gross floor area. 472.70 square metres is proposed to be used for new grade-related retail uses and 1,836.57 square metres is proposed for interior and exterior residential amenities. A total of 166 parking spaces are proposed in 4 levels of underground parking along with a total of 464 bicycle parking spaces proposed within the underground levels and at-grade.

My opinion: certainly appropriate for high rise, but this is a bit too tall considering the distance from Yonge and Eglinton and the fact that recently approved buildings near Redpath are all in the 30s.
 
The City will likely try to enforce Midtown in Focus, but this proposal was submitted before it was approved by council so I don't think the applicant will be bound to it.
 
Application date is November 14th. Is the cut off date the first of Novemebr 2017 or the first of December 2017? Is it based on the application or are all plans currently working through the system now subject to it?
 
I'm pretty sure only applications submitted after new policies are adopted and implemented are subject to those new policies.
 
Cut off is the 15th. They just made it.

3. City Council determine that the comprehensive update to the Yonge-Eglinton Secondary Plan is necessary prior to rendering a decision on new development applications submitted in the Secondary Plan area after the November 15th, 2017 meeting of the Planning and Growth Management Committee until the adoption of the revised Yonge-Eglinton Secondary Plan.
