Marlin Spring are planning a new development for this property along the Queensway @ Taymall Ave which used to be a PartSource store. It's around 3 blocks west of Royal York.

Their development portfolio indicates 146 Condominium Units and GFA 187,000 Sq.Ft.

Let me guess, Marlin Spring and G+C yet again? It's probably time to move on with this, we know it's most likely going to be uninspiring trash.

The last thing I want is for The Queensway is for it to turn into Marlin Spring's landfill to dump their garbage developments on.

Glad they joined the overwhelming majority of UT. For the most part, no one is ever enthusiastic about Marlin Spring, let alone when they combine with that joke of "architecture" firm known as G+C.

The biggest challenge for the site is not density as they have not applied for anything over what's currently allowed to 3x. The issue is the 3 bed, minimum 1000 sqft requirements, it's handcuffing a lot of developers. Why would someone buy a 3 bed condo at over 1.2 mill when the housing in the area is not much more?
