Site is the north-east corner of Yonge/Woodward. Two blocks north of Steeles.

Good sized site with relatively narrow Yonge frontage. However, note the complete absence of sidewalks/boulevard along the south frontage which will eat into the available space a bit.

Precedents: Immediate north 27s, one site further, 36s, across the street 44s. The ask of 33 seems well within area norms.
 
This development is 33 stories on an insanely small plot of land! More of these developments will be going up on Yonge street in that area, as they small strip malls are all developed piece meal. Would be nice if the applications did not face 3-5 year delays in being approved or amended. The small business's in that area would welcome the denisty.
 
not gonna lie...this rendering looks more like an office tower than a residential building haha!
...the podium at least looks very corporate. Not that's a bad thing...it looks at least interesting.
