As to the portion of the lot fenced off; no permits have been pulled.

None are required merely to fence off a portion of the lot, but there is no sign of permits for any shoring or any other activity on site.

Round-2 sites are much better than the Round-1 sites --- and we did what we could to make the 705 WARDEN site better. It started-out at only 450 total units w/ 225 as affordable-rental, and we eventually got them to 600... but even adding 25% to the units doesn't really do much when the initial numbers from the City were so low. We learned a bunch of lessons about how to push the City along based on what happened (or didn't) at WARDEN.

With Chow announcing all these sites for affordable housing I really wish they would use this site plan vs the 3 building plan with the massive park.

I still remember Tory holding a presser here in October 2021 about housing coming soon to the site…it’s now October 2023 and all that’s happened here is Modular Home storage (again now)

I am going to genuinely register my disgust at the above.

That's a strong word and one you will very rarely see from me. But the complete lack of urgency to get this off the ground is mind blowing.

This is not hard. The City knows what the proponent ask is (or it should), it knows what its willing to give in zoning and/or amended financial terms. Dotting Is and crossing Ts does not require 7 or more additional months.

Give me a break!

The latest update doesn't really show any new movement other than we are expecting a resubmission on zoning here, yet again, maybe, in parallel to the revised business terms, over the next few months. Construction before spring '25 seems incredibly unlikely.

There is no sign of any new docs in the ZBA file at this time.

The time for considering was a long time ago.

Either we should go ahead with what we have approved, or we should have had the ask for more in weeks or better still months ago............

No chance this one starts before Q2 2025 and that seems increasingly unlikely.

I’d love a job at CreateTO. Sit around and do nothing and get paid seems legit. Should be able to bet money on this, VP and Borough Drive getting built this decade…
