To limit the visual impact of the tower on the (south) view terminus on St. Thomas Street. They want to maintain 77 Charles to be the focal point.

That seems so odd to me, as there's nothing particularly special or sacred about 77 Charles.
 
They are also trying to balance how close it is to both 77 and 57 Charles, and in fact the proposed location of 70 St. Mary actually puts it closer to the se corner of 77 Charles than it does the west side of 57 Charles. Since much of of 77 Charles' views are angled towards the southwest though, the majority of them would be preserved.

Weak. My biggest problem is that the towers are all crowded here. Moving it to the westside would add some breathing space for everyone.
 
Moving it westward will impact 77 Charles significantly, as it is already closest to that building, and would only become closer to more of it.

Moving the tower west would encroach too deeply into the UofT / Institutional zone. It's Bay Street the city wants to intensify. As it is, its already tall for its location, further west is essentially campus.

Yes, the westside encroaches on U of T more, but that hasn't stopped any of the other buildings in the immediate vicinity, so there's no precedent there. If it is already close to 77 Charles, why make it closer to everyone else?
 
yeah and technically, that little house immediately north of the proposed tower is part of u of t, and they don't seem to give a care about that
 
While I think the proposed building looks "nice", one can't help but wonder if the whole matter of "shifting the bulk" is being used as a Trojan Horse. The original proposal in 2010 suggests a residential GFA of 9600 M2 - the current one doubles it to 17965 M2. Has the program changed so much that it necessitates such increase in density to justify the cost? I do have to wonder.

Not a rental - the residential units above the Sisters' quarts and the female student dormitories are condos.

We'll see where City Planning comes back with this. I suspect that they will indicate less gfa (and therefore fewer floors) for the project.

Good point. I would imagine this change in the project will result in more $ for the sisters... I don't think the "programs" and "services" they provide are that costly, so where will the money go?

As a side note, I wonder what the sisters' suites will look like... I'm imagining gold-plated fixtures hahaha
