New renderings are updated in the database. The project information is also updated it. The total height increased from 16.00m & 10.72m to 18.92, 12.67m, and 12.67m. The total unit count changed from 56, 7 & 2 units to 40, 14 & 2 units. Finally, the total parking count increased from 54 parking to 62 parking.

This project is so old and stagnant that I remember walking by here in 2014 and seeing the development sign. Also, you can tell it's about 10 years old because they advertise prices from the "400s". Is this ever happening?

Parking Ratio: 0.81 spaces per unit!

Elevator Ratio: 3 elevators/259 units = 1.15 elevators per 100 units.

Comments:

Overall height will likely get push back, but shouldn't. But the streetwall visually looks a bit high with those setbacks, maybe going back another Meter...... hmmmm

Absence of retail on Sheppard at grade is an issue.

Parking ratio is exceedingly high for a frequent bus route and likely subway route in the next ~15 years.

Masonry, in a warm colour would be preferred vs the acceptable, but drab grey proposed.

The height changed from 18.92m, 12.67m & 12.67m to 40.5m. The total unit count changed from 56 units to 259 units. Finally, the total car parking increased from 62 car parking to 211 car parking.

Rendering updated and taken from the architectural plan via rezoning submission.
 
Renders seem to suggest there will be retail on Sheppard.

Appearances can be deceiving. Though, good catch on the render. But here's the ground-floor plan, Sheppard frontage, it shows live/work:
