This new design is by Core.
Both the old and new designs are CetraRuddy with Core as AoR. This certainly does look like the latter took more control though.
I bet the old design couldn’t fit into the desired proforma spreadsheets.

Likely the architect refused/ was unable to cut down any further, and the developer found another willing to provide a more ‘rationalized’ design.
I'm not sure they ever got into serious costing on the previous design. The idea was to try and blow Planning away with a wild form that might sway them away from the obvious difficulties with zoning, OP and the neighbourhood to the north. As such, they went tall and thin with fewer, larger units (178 units in this version vs 60 before). With a larger floorplate and a more conservative form, Adi are likely just targeting the mid market as opposed to ultra luxury (that said, mid-market is now $1,500+ psf nowadays).

This can’t possibly get built... I hope. It’s a clumsy mess but, I suppose, the podium plus one floor up could work out if good materials are used. Very discouraging.
