Aren't they going to shadow the church and park thats beside them with the height that they're asking for?

Yes, they significantly shadow the Metropolitan Church and park just west of the site and they also shadow Moss Park.

Metro United grounds are not protected from shadow however - it isn't a city park, it's part of the church grounds.

Also, this does not shadow Moss Park until after 4:18pm, which is the last time that is shadow protected. It meets city shadowing policies.

Bazis does not do rental buildings

Neither do most developers. For the most part, REITs aren't in the construction industry and developers aren't in the property management industry. Developers usually build rental buildings with the intent of selling them to an REIT when it's finished. They figure they can make more money selling the whole building to one company than selling each individual unit to a resident or investor.

See the trend lately, Bazis focusing more on land assembly, submitting development application for upzoning,... then selling off,... Bazis not focusing so much on the actual execution of development, construction, sales, etc,...

Bazis must be sitting in cash from recently completed Exhibit, selling off their rental interest in e-Condo's north tower to RioCan, etc,...

Here, Bazis assembled the land,... is listed as owner, and submitted development application,... for rental tower. Does anyone really think Bazis would stick around to manage a rental tower (especially with how their EmeraldPark condo towers are managed by FirstService)? Remember a development application usually takes 2 years to get through City Planning,... Bazis last project under construction now, 1 Yorkville, will likely have occupancy and closing date around then,... hmmmm,....

This is definitely NOT a Roy Varacalli design,... it's Core Architect,... so where's Bazis' famous partner and the greatest locally stationed architect Roy Varacalli??? Working for someone else it seems,...

Interesting as the application form notes 2 rental replacement units and then the remainder noted as condo.

Same place as every other developer that builds generic apartment buildings? Roy Varacalli isn't some "world-famous architect". He's a guy who designed a few towers, one of which is fairly interesting (but only if you look at it from the right angles - drive down Sheppard West and it looks like a generic tower of poo-coloured cladding and glass).
 
TCJ's has sidewalk hoarding surrounding it. It's still open though. Not sure if this is related. ¯\_(ツ)_/¯
