Heading to OMB/OLT with new revision,.... This "Times Group" Developer should just change their name to "Total Waste of Times Group":

- January 16, 2018: after 5 years of negotiations, City's Toronto/NorthYork Hydro sold 5800 Yonge to Times Group with Terms of Agreement that includes land conveyance for parkland and Beecroft Road extension north, 3.6FSI Density and maximum height of 102m - two 29-storey towers (87m) on 2 & 8-storey podium and 29-storey (87m) and 31-storey towers (102m) on 5-storey podium

- January 31, 2020: Times Group submit official development application to City Planning for 34-storey (109.25m) and 37-storey (118.25m) on 3-storey podium along Beecroft Rd and 37-storey (117.25m) and 44-storey (141.25m) on 2&4-storey podium along Yonge St,... with 3.6FSI density,... cutting podium size for taller towers

- November 10, 2021: Times Group Revision to OMB/OLT for two 32-storey (102m) on 8-storey podium along Beecroft Rd and two 32-storey (102m) on 9-storey podium along Yonge St,.... again with 3.6FSI density and height of 102m - as per the Original Terms of Agreement,... cutting tower height for taller podium

Notice:
- Back to the 102m maximum height limit from Terms of Agreement - but now instead of 31-storey, it's 32-storey,... thus, they're cutting ceiling height to squeeze in another floor
- Beecroft Road extension north shifted eastward closer to the proposed buildings to minimize setback and maximize the park-space and open-space to the west for both this proposal and Yolanda Flanders' Inez Court proposal to the north.
- Northeast section will NOT have private road/driveway connected to Yonge St,... instead there will be a - another 2m wide walkway along the northern edge adjacent to Plaza's 5888 Yonge and Yolanda Flanders' Inez Court - she's still squeezing everybody's balls!

All proposals have the same 3.6FSI density,.... "Total Waste of Times Group" is just shuffling Floor Area between podium height and tower height,... Total Floor Area remains about the same!!! The other changes are:
- Unit count increases from 1,496 to 1,563 units as Residential GFA decreases from 11,188sqm to 105,840.5m,... by converting more of the Family 2-Bedroom Units to smaller Bachelor and 1-Bedroom units
- Existing Office Space to be replaced is 7,990sqm; Times Group decrease proposed Office Space from 4,601.7sqm to 1,074.3sqm
- Retail space increasing from 1,255.6sqm to 1,966.8sqm
- Non-Profit Daycare proposed in podium at northwest corner near Beecroft Rd almost double in size from 781.5sqm to 1,382.5sqm
- Proposed On-site Parkland Dedication decreases from 4,675sqm to (Block Five: Park Dedication (14.48%)) 3,847.2sqm as Toronto Catholic District School Board make play for larger "Block One: Open Space (7,383.1sqm)"

Rumour is settlement approved at OMB/OLT earlier this month at their July 4th meeting,... meaning another 2 years for Blue Print and Building Permit to start construction. - meaning best case scenario is the current Homeless Shelter likely out in about 2 years time

Settlement approved at OMB/OLT - official decision date July 25, 2022 - "four new residential and mixed use buildings with heights of 46, 48, 52 and 54 storeys. The buildings will contain a total of 2,223 dwelling units with a total Gross Floor Area (“GFA”) of 151,052.2 square metres (“sq m”) consisting of 149,045 sq m residential GFA and 2,007 sq m of nonresidential GFA. The resulting Floor Space Index (“FSI”) is 4.61"

to understand the possible timeline for current building there being demolished, my naivety senses that a relevant section in the report is: "Times Group will convey to the City... the completed childcare facility (building and land, being Block 6 on the draft plan of subdivision) on or before July 1, 2026, except, in the event the public road on the Beecroft extension (being Block 9 on the draft plan of subdivision) has not been completed by January 1, 2026 , then the conveyance of the completed childcare facility to the City shall be no later than six months from the date of the start of construction of the public road on Block 9 as
determined by the City"


does anybody with experience know how to read into this? does this suggest there's some pressure on now to get this started up? or is it so filled with loopholes that it means nothing for when the demolition starts?

That date is pure BS,... to meet that July 1st, 2026 completion of the Child Care facility at base,... demolition of current 5800 Yonge site should have started July 1st of 2021 - last year!!! To construct phase 1,... will take 5 years - at least!

Look across Yonge St at Aoyuan M2M - Phase 1,... and go through the M2M thread:
- Nov 2018 fencing for demo started
- April 2019 demolition completed, start digging
- July 2020 - dig reached bottom
- July 2021 - concrete foundation reach ground level
- Now at 16 floor concrete forming, using Flying Tables to do 1 floor every 1.5 week with 20 more floors to go and 1 month for mechanicals, means about 8 more months to top out,... plus 6 month for occupancy - like September 2023!
*** That's almost 5 years of construction! Instead of 36-storey, 5800 Yonge is 32-storey so that trims 1.5 months,...Oh,... and Aoyuan M2M got 4 cranes going to build their 2 towers of Phase 1,..... how many sites have 4 cranes going for 2 tower??? Most are 1 crane per tower,... and slower!

All that quote is really saying is,... the required conveyance of Child Care facility should have Beecroft Road to service it
 
These kids are already trying to rewrite their bylaw to square off the towers...Like, why even pursue something through a tribunal hearing that you know you're not going to do?

Which is pure BS! Why? To trick people into thinking the Homeless Shelter will be gone from 5800 Yonge soon,... and all these problems will magically disappear soon,... BS! Cllr Filion is using the same BS strategy being used at Roehampton Inn Homeless Shelter and other temporary Homeless Shelters throughout the City - telling local residents the Homeless Shelter will be gone soon,... but constantly extending the lease by another 6 month or another year,....

- Developer filed appeal to OMB/OLT August 2021 - City and Developer has been working on a settlement which was officially approved at OMB/OLT on July 25, 2022

But that's only for Re-Zoning allowable height, density, built-form,... Massing! It'll still need at least another 2 years for Blue Prints to get Building Permit to start construction! We're talking Summer 2024 at earliest. Go through any large development thread on Urbantoronto.ca – and you’ll see once there’s approval from OMB/OLT, it still takes at least 2 more years to get Building Permits to start Construction. Seriously, there's been over 100 condo tower redevelopments under Cllr Filion's watch,.... and every single one of them after being approved at City or OMB/OLT took at least another 2 years to get the required Building Permits to start construction. In addition, here Times Group is only getting a measley 4.61FSI density,.... if Times Group does a SteveGupta/EastonGroup a-la 4050 Yonge and submit a new proposal for Double Density then it'll add an additional 3 years to the entire process,...

There's no way in hell, 5800 Yonge will be "converted to a construction site by next spring" as Cllr Filion stated,... and he knows that!

Landlord Times Group is pissed at their tenant - the City of Toronto SSHA (Shelter Support and Housing Administration) for violating their lease agreement.
- SSHA opened Refugee Shelter here at 5800 Yonge on November 12, 2019
- 1 year later, in Fall 2020 without any Community Consultation,... the Refugee Shelter was converted to Homeless Shelter in violation of their lease contract within which Term and Condition specifies "Use: For the purpose of allowing the City to operate a temporary shelter for the homeless newcomers to Canada."
