The stepped "podium" portion looks good. Nice scale and mix of materials.

The "tower" in the back looks awful. I mean, it looks grey and dreary on the rendering already, which is a bad sign.
 
Is that retail or just the condo lobby facing Church Street? I sure hope it's retail!

The grayness of this tower is overwhelming! I hope the reality does not reflect this rendering.

From the article: "The project will meet the street with a stepped-back seven-storey podium which incorporates 285 m² of retail space..."
 
I think this is a proposal I can get behind. The height is appropriate for the neighbourhood, there's a bit of retail, and it's not all glass. I don't know if I care for the grey, but it's refreshing to see a building that is not all glass.

I thought this property would end up with a tall building so this was a pleasant surprise.
 
Every one of these Beer Store site redevelopments is going with a replacement Beer Store onsite. Some sites are large enough for more than one retail unit.

I like it. 15 stories makes sense along this section of Church Street. I've hated that underused parking lot for ages! The proposal is an attractive building which fits into the surroundings. Now the question is when they'll do something with the parking lot on the southwest corner of Bloor and Church, next to the Salvation Army Toronto Grace Health Centre.

The proposal as submitted represents overdevelopment of the site. The proposal does not conform to the Council-adopted and Ontario Municipal Board approved policies of Official Plan Amendment 183 or North Downtown Yonge Street Urban Design Guidelines with respect to transition to neighbouring properties, fit into its existing and planned context and shadow impact, among other matters. The proposal is not supportable in the present form.

And there’s already a similarly sized (if not taller) apartment building almost directly behind this on Dundonald
