There are major changes to the database. The overall storey count changed from 35, 32, 22, 10 storeys to 42, 34, 25, 12 storey. Total building heights changed from 120.12m, 110.82m, 79.82m, 42.62m. to 136.55m, 113.10m, 86.25m, 46.35m. Overall unit count changed from 1149 units to 1324 units. Finally, the overall parking space count increased from 641 parking to 660 parking.

+19 parking spots is a material reduction in parking ratio.

Note the elimination of the office component. Though retail has been introduced.

Additional notes:

Carshare parking now proposed at 8 spaces (+2 from the original proposal)

While in full compliance with separation distances ..........the proposal has floor plates that are ~75m2 larger the the Tall Building guidelines across the board. This may still get some pushback from the City.
 
Why in the planet is retail being introduced in this pedestrian deadzone? There's literally 0 foot traffic, any retail would be destined to fail here. Unless they're aiming for a Penguin Pick-Up location.

Because about 2,500 people will be living in this development and may want a convenience store or something similar? I don’t imagine anyone is thinking H&M will be signing on as a tenant here haha. It’ll be local convenience retail serving residents along Fieldway.

That said, at 15,000sf of retail, it’s quite a lot. I wouldn’t be surprised if a lot of it becomes something like a Doctors or dentist office.

I'm not arguing about the importance of retail in our city. All i'm saying is that this area would be served by something far more useful that would benefit the entire area and not just residents in this complex (ie: food incubator space for instance). Yes a couple retail spots would be beneficial, but 15,000 sf worth???

Future developments around Islington Station proper would have retail space that would be much more useful/accessible for the entire neighborhood. My point is, people in this area would be far more willing to walk over to Bloor St for retail then the other way around. The space here should encourgage the think outside of the box type of space, not generic retail space that line our main thorougfares (there's nothing wrong with that kind of space in general but in this particular case there needs to be more).

Really wish the tower colours where not this off-white. The new renderings of the six-point plaza redevelopment are now white as well - would be nice to see some creativity in the design, but alas!
