The property at 545 Lake Shore Boulevard West (the South-East Corner of Lake Shore Boulevard and Bathurst Street) - 1.81 Acres - has been listed for sale with Cushman & Wakefield. The site includes the former Crosse & Blackwell building, now occupied by various cable channels owned by Rogers Communications, and a large parking lot. The Cushman & Wakefield ad, on Page 13 of today's Globe & Mail Report on Business indicates 'Potential to Build Significant Residential Density'
 
Essentially the last site in that area, other than maybe the gas station. It'll be interesting to see what's coming.

Toronto, April 13, 2017 — One of Canada’s leading real estate development companies, Canderel , today announced the purchase of 545 Lake Shore Boulevard West, a 1.8 acre site at the corner of Bathurst St. and Lake Shore Boulevard West. The property, considered one of the prime development sites in Toronto’s West Harbourfront neighbourhood, is suitable for residential and commercial intensification. Cushman & Wakefield marketed the site, and represented the vendor, Rogers Media Inc, throughout the sale of this exceptional property.

The property, which is bound by Lake Shore Boulevard West, Bathurst Street and Queens Quay, is just steps from the Billy Bishop Airport. Positioned at the western edge of Queens Quay, the location will benefit greatly from an ongoing, $128 million revitalization of the avenue, which includes wider granite sidewalks, separated bike paths, and additional landscaping improvements.

On a related note, this neighbourhood has basically the worst air quality in the City, largely as a result of the number of idling cabs waiting for fares at Toronto Island Airport: https://nowtoronto.com/news/the-island-airport-hazardous-to-torontos-health/

With the coming electrification of vehicle fleets and hundreds of new EV models due for release in the next few years, I think it's time to start a serious dialogue about restricting access on Eireann Quay to electric vehicles only.

I like flying out of Porter as much as the next guy, but the present situation isn't fair for all the kids at Waterfront School and it's not fair for the 1000+ new residents who will be moving in with this development. And it's not like there isn't options.
 
With this site's proximity to Billy Bishop Airport it strikes me that it would make sense to add a hotel portion to any inevitable condo to serve business travellers, etc. I also wonder if following that logic they would expand on the retail offerings as well by having a large retail component to compliment the Loblaws site that will be directly across the street. This area is very residential in nature even with a fairly busy little airport so close, it would seem that if possible they would want to keep some of those flying into the city in this area instead of most travellers just getting in a taxi and going elsewhere.

Sure there are options - like public transit routes. But they need the local councillor to endorse them without fearing the wrath of Brian Iler and friends.

It's an intriguing thought, but YTZ raison d'etre is that it's already close enough to downtown and the hotels there, not requiring "airport hotel" facilities as YYZ does. The Hotel X site isn't within easy walking distance but at 1200m it's not far either. The Thompson Hotel is slightly nearer (Bathurst/Wellington)
 
There's also the Radisson on QQ and a bit further east the Harbour Castle Westin; the one at Rogers Centre (is it still a Renaissance?) is a reasonable distance as well.
 
The road network around Billy Bishop, Lake Shore and the old silos literally needs to be redone and the old townhouses/housing co-op, parking lots and gas station redeveloped.

It's the most depressing and mish-mashed portion of the waterfront.
