As first foretold by @interchange42 over in the 5 Capri thread just over six weeks ago:

Yup, with Hazelview picking up the 530 The East Mall site immediately to the east of 5 Capri, there's no way the 7-storey groundscraper will exist on that property indefinitely, and I would expect a proposal for that site meeting the block context plan soon enough. In that context, and with the Burnhamthorpe Collegiate site adjacent to both properties to the south, it makes sense to me to put the park dedication where it is in the resubmission.

I wouldn't like to see 5% of the park dedication land clawed back through the recent planning rule changes.

Lo and behold, here we are!

This site is located immediately east of the 5 Capri lands and north of Burnamthorpe Collegiate, just a block or so north of Burnamthorpe Road.

It is currently occupied by a 7 storey rental apartment building, and this proposal would replaced that with 3 buildings, sporting 4 21-storey towers, all purpose-built rental.

* I have listed the proponent here as Hazelview, per the above, though on the Planning Report, the client is listed as : MR-V 530 The East Mall Inc.

Notes:

In the area context, I don't feel anything about this should be a difficult sell.

The height is not an extraordinary ask at all, nor is the density.

Full rental replacement is proposed. Notable here is that the replacement building will be constructed while the existing apartment is still standing, so tenants will have the opportunity to move into new and improved digs prior to demolition, greatly reducing the inconvenience typically associated w/such proposals. The replacement building is "C" .

@AlbertC has a rule that you can't even be a pretend trendy 'hood unless you have a pizza joint that charges over $20 per small pizza. Let me know when this area gets one!

I respectfully disagree.
Development in central Etobicoke is going at snail pace.
Infrastructure has plenty of time to catch up.
So someday do we get Queensway streetcar to Sherway, and a higher-order (BRT or 'steertcar') connection from Renforth Gateway to Sherway?
