An update:

Burlington, Ont.—Sept. 13, 2022—The City of Burlington has reached a proposed settlement regarding planning appeals related to a proposed development by Burlington 71 Plains Inc. The proposed development involves lands at 53-71 Plains Rd. E. and 1025 Cooke Blvd. which is situated at the north east corner of Plains Road and Cooke Boulevard east of Waterdown Road.

This summer, Burlington City Council approved the recommendation of Confidential Legal Report L-29-22 to accept an offer to settle the issues in dispute between Burlington 71 Plains Inc. and the City with respect to the non-decision appeal currently before the Ontario Land Tribunal (OLT). The revised development proposes:

  • Two separate buildings – the building on the west side of the property at 1025 Cooke Blvd and 53 Plains Rd. E. consists of an 18-storey tall building at the north-west corner of the property with an 11 storey base fronting Plains Rd E.
    The building on the east side at 71 Plains Rd. E. consists of a nine-storey mid-rise building.
  • The ground floor would offer 2,072 square metres (approx. 22,300 square feet) of ground floor commercial / retail space; 1,446 square metres in the west building and 626 square metres in the east building).
  • A 0.2 hectare (0.5 acre) public park at the north-west corner of the site.
  • A 15-metre-wide mid-block pedestrian connection between the buildings which provides pedestrian access to adjacent retail/commercial space and a pedestrian connection between Plains Road East and the proposed park space.
  • General compliance with the City’s Tall Building Guidelines and the Mixed Use and Residential Mid-Rise Buildings;
Impact to OLT hearing

At the request of the City and Burlington 71 Plains Inc., the OLT has converted the hearing that is scheduled to start on Oct. 31, 2022 to a settlement hearing. At that settlement hearing, the City and Burlington 71 Plains Inc. will request that the OLT approve the revised Official Plan and Zoning Bylaw amendments to permit the revised development plan. The development contemplated by the settlement would consist of two residential buildings on the site.

The proposed development would accommodate 550 residential units.

City Planning staff’s review of the development and rationale for supporting the development contemplated by the proposed settlement has been released by Council and posted on the City’s project webpage.

The loss of solid gold the business was sad but now that architecture....
I don't know about that....you could be imagining things? Yes the architecture was or is a solid example of yuk, but Trip Advisor now just squeezes a two star rating now for the 'club'....seems to me that almost any 50 story tower would be an improvement!!
