"To the delight of a group of frustrated neighbours, the city’s committee of adjustment voted unanimously last week to reject a proposed 11-unit redevelopment on Palmerston Boulevard.

In September, developer GreenStreet Flats applied for several zoning variances as part of a plan to replace an existing Edwardian-style three-unit home at 501 Palmerston Blvd. with a new 10-unit apartment building and garden suite.

In an interview with TorontoToday, Leonid Kotov, GreenStreet’s president, said he believes the proposal is tightly aligned with the city’s goals of creating more housing in transit-rich neighbourhoods. The lot is about a five minute walk from the Bathurst subway station.

While members of the committee of adjustment agreed the project has merits, they said the design was “excessive” for the lot size and did not maintain the aesthetic character of the neighbourhood.

“This is not desirable for this neighbourhood,” said committee member Yim Chan. “I think this built form is actually exceeding, or will sort of destroy the character of the street.”

The denial was welcome news for a group of neighbours who began agitating in October, demanding the city give the street a heritage designation to prevent proposals just like this one. "

"In the meantime, Palmerston Boulevard residents said they plan to continue to advance their efforts to have the city designate the street a heritage district to prevent development that would change the character of the neighbourhood."

Why just why!
 
This project perfectly embodies two realities:

1) The CoA is a real problem even as the City bureaucracy generally moves towards a more pro-housing agenda; and:
2) There is no design of a non-single-family home that NIMBYs will accept as being "in keeping with the character" because they always mean "number of households in a dwelling" rather than anything else they might claim.

It's embarrassing that there even exists a legitimate channel for opposing the construction of a three storey apartment building anywhere in a city of three million people.
 
I am always curious about what type of structure a person lives in as it compares to the opine they have.
 
Insane that this was rejected and residents are opposed to it considering just a few houses away on the same street are these buildings which are much larger. I guarantee if there was a proposal to tear these down local residents would be up in arms to protect them. NIMBYism at its finest, the local residents are fools to put it politely.

Also a very good point! The grandest irony of this project being on Palmerston is that it contains some of the oldest examples of multiplexes in the entire city, which were constructed before anyone still alive, let alone living in the neighbourhood, was even born.
 
Thought I would add that theres an issued demolition permit for this site. Not too sure why this is being opposed, doesn't seem like it would be a bad fit
