The shadow effect on the neighbouring buildings looks like it will be intense. 15 metres to the nearest building is a bit tight.

Port Credit building guidelines require 35 metres of separation between buildings over 6 storeys.

The planning justification report says that the usual building separation guidelines for Port Credit should not apply because "a mid-rise building is proposed and not a tower."

11 storeys feels like a tower to me. I do generally like adding density to the neighbourhood though, so I'm not sure how to feel about this.

I believe Toronto lists anything under 16 floors a midrise. That was in their avenue plan.

For the millionth time if this is our only reliable GO train line I don’t know why this is even an issue meanwhile there are 50 floor proposals beside the Milton line which isn’t all day with little complaints. I guess port credit people have standards. Good for them.
