These are hardly the worst floorplans being built in the city at the moment
 
Really good looking building and much needed housing for this area. Definitely agree with the developer's pushback against the City's employment space requirement - walk around any new developments in the City and the ground floor commercial space is almost always vacant. Those that do manage to get tenants have to go with crappy fast food chains, pet stores, and dentists - which we have no shortage of in this City. Prioritize housing - there are thousands of square feet of vacant employment spaces across the City.

Ground floor commercial is good and it should have regulated bay widths but not require an enormous loading space.
 

Minor Variance application with the following stat changes:
  • Storeys increased from 18 to 21 (incl. indoor amenity in mech level)
  • Height up from 65.2 to 68.8m
  • Total units up from 175 to 197
  • Total bike parking down from 195 to 109 (payment in-lieu of deficiency)
Renderings currently in the database reflect the previous 18-storey design.
