Development Applications
 
This is currently a low-rise plaza just east of Sentinel that serves the area just south of York U. I don't know how much commercial square footage are on the lot currently, but it's far above 15,000 ft² proposed in the residential mixed-use makeover. This Google Street View capture looks southwest:

The proposal would reduce retail by ~28,000ft2 or about 65%
 
Looks like negligible increase to the retail/commercial area :(
Theres a couple of gems for food and desert there and they probably wont be around after.
