A fourplex being proposed to replace a current house on Leslie Street, north of Gerrard Street East. Hope this goes through and sets a precedent in opening up these residential areas for more missing middle housing.

Ward 14: Toronto-Danforth

To construct a new four-storey detached fourplex with a front porch, a rear ground level deck, front and rear second and third storey balconies as well as a fourth storey roof top deck. Also, to construct a new two-storey ancillary building (containing a two-car garage on the ground level and a laneway suite on the second level) in the rear yard of the property, abutting the laneway. The existing one-and-one-half-storey detached dwelling will be demolished.

Current view of the site. The dark blue (black?) house set-back from the sidewalk by quite a distance is proposed to be redeveloped.

Not bad. Toronto already has its share of duplexes and multiplexes, but we need thousands and thousands more to respond to the demand for housing with something better than tiny condos in towers with awkward layouts. Usually, the architecture of existing multiplexes is as dull as dishwater.

With high-quality architectural design, NIMBYs will start to realize that multiplexes can improve the character of the neighbourhood vs. "destroying" it. There should also be an emphasis on quality landscaping. It's sad to see a street with single detached homes or semis with beautiful front yards and then the investor multiplex with a bare lawn (and a tree if you're lucky).
