Comments: The height is nicely tucked back from Spadina Rd itself and I think the proposed retail is handled quite well here with the height showing a strong relationship to the building to the north, and the optical illusion of
3 distinct buildings created as well. There's some nice detail work. Way to go, GP!
I think its still a bit glazing heavy at-grade on the corner suite, but it would be fine if this were a restaurant. If not, a bit more solid form down to grade would be ideal.
The immediate height precedents are in the 6s/7s range, but 20s is not even a full block away. They may get some pushback on the ask for 14s here, but I think their chances are ok. That said, given where this started, they could probably come down to 12s and still have a fairly profitable plan.
Looking at the suite layouts and the parking (more than 1 space per unit), we can take for granted this will be luxury regardless of the tenure.
There are five existing rentals onsite, which would presumably be lost (at their current affordability anyway), for that reason, I will flag
