/ Rezoning 11 330299 NNY 15 OZ Dec 22, 2011 ---

Application to amend former City of North York Zoning By-law 7625 to permit the development of a new 19-storey residential building (231 units), as well as 9-storey (119 unit senior's residence) and a 7-storey (77 units) additions to the existing apartment building. A new 2-storey amenity centre would connect the existing apartment to the proposed 19 storey building. Approximately 470m2 of retail is proposed on the ground floor of the 9-storey seniors residence. The total gross floor area for the site would be 59,102m2 or 4.4 times the area of the lot.
 
A friend of mine lives in the existing tower and a few weeks back I noticed the white application sign out front but didn't know if there was a thread for it on UT. The building is typical of those concrete slabs built in the early 70's set back quite far from the street with a useless lawn, or "park" in between. Those dead zones getting filled in with new street fronting buildings with retail will undo all the damage caused by the awful pedestrian-hostile planning of past generations.
 
I'm in the existing tower...this has me kind of excited.

It's not the greatest example of a 1970's apartment slab, but I kinda feel sorry for it with those, things, attached to it. I have a soft spot for this building typology with many displaying little design twists here and there. At the same time, there's a huge need for more infilling of 'tower-in-the-park' sites. Just not like this. Either carry some of the design elements of the existing building over to the additions, or have them as new, standalone structures.
