Hmmmm,.... this Subject Site is actually within the North York Centre Secondary Plan - interestingly, the house pictured next to it (directly west) in the rendering, is not!

Usually Beecroft and Doris would serve as boundary for North York Centre Secondary Plan,... but this Subject Site is actually west of Beecroft (further away from Yonge Corridor!) - I suspect this property was included as insurance prior to the routing of Beecroft Rd south of Sheppard to Poyntz which happened around 1990.
Also, between Sheppard to Poyntz the boundary of North York Centre Secondary Plan isn't Beecroft Rd, it's actually Frizzel Rd! - some of the former house lots here were conveyed to City for AlbertStanding Park as part of HR Development's Nestle Building Phase 1 (Phase 2 never happened and site became Menkes 4800 Yonge)

Anyways, the Subject Site currently host a residential house which has been used as rental property for at least the last 10 years,.. the property owner has his own company and would like to move his office to this site,... hence the Redevelopment proposal for Office. At least that's my recollection from the Community Consultation meeting,... pre-Pandemic,.... this proposal came in Spring 2018 (see original rendering below),... err, updating now for fear of "being punished by the unseen entity",...
