3434 Lawrence Avenue East


In December 2021, First Capital submitted a rezoning application to the City of Toronto to redevelop 3434 Lawrence Avenue East.

The proposal presents two contemporary “L” shaped buildings ranging from 8 to 29 stories, and includes a new public street connecting Lawrence Avenue East to Greenbrae Circuit, a large pedestrianized courtyard, and a public park adjacent to Lawrence Avenue East. The site is located directly across the street from FCR’s Cedarbrae Mall, an established neighbourhood destination providing local retail amenities.

3434 Lawrence, located at the major intersection of Lawrence Avenue East and Markham Road, is situated directly adjacent to the Lawrence East TTC bus, providing convenient access to the Lawrence East TTC station.

We’re pleased to contribute to the growth of the Scarborough community, and look forward to working with the City of Toronto and local area residents throughout the municipal review process.

Site Size: nearly 1.2ha/ 3 acres

This site is located directly opposite (north of ) Cedarbrae Mall; the intersection at the extreme right of the above is Markham Rd. and Lawrence.

Commentary: Not another mini-park!!! There are already 2 of those just north of this site, both of which would benefit from enlargement with off-site parkland dedication, and/or cash-in-lieu backed by expropriation.

You have Greenbrae parkette, which is beyond minuscule and just to the north, you have Lusted Park (interesting name) which is almost completely invisible to and inaccessible to most of the community, as its
substantially surrounded by homes.

Money here would be better spent on buying homes on Six Nations, and adding them to Greenbrae Park, or buying homes on Rochman and opening up Lusted Park.

Or buy two on Six Nations, opposite each other, and another two on Rochman, opposite each other again, and create a through-link to Lusted Park from Greenbrae? The locals would likely hate that, as it would bring high-rise dwellers north into their area, but hey…

Also a legitimate choice.

Any which way, a 4th park inside of ~ 0.4km2 is an absolutely silly idea; especially when most of the existing ones are relatively small with limited programming.
 
A quick note here.

First Capital also owns the large Cedarbrae Mall site across the street.

There is nothing public on what's planned there....(if anything)........ but......

Commentary: The useless park is now smaller, while the unit count is higher.............just get rid of the park already, and do what I and/or @interchange42 suggested up thread, and make the existing area parks more functional and easier to access.

This is a waste of resources both public and private.
