I was reading an investor newsletter this early AM--will find the link and post it here--that Greenpark has been buying up this strip. It's the site immediately to the west of the Monarch/Goldman Group's 318 Richmond St W site by Teeple. A row of 3-4 rundown Victorian homes and the 332 Loft building.

Suddenly the city is looking rather foolish investing all that money in that homeless shelter on the corner--maybe Rob Ford will wisely flip it to a developer?

I'd expect a rezoning ap perhaps by Summer 2012...
 
Come on, it's not like the area has collapsed, there are still lots of clubs.

…but yeah, it's no longer at its height.

The Assessment and Referral Centre is an important part of the Streets to Homes program.

With that in mind, it looks like we have lost yet another parking lot, as 324 Richmond St. West has joined the long list of sites that are scheduled to become condominiums. Simply based on a concept submitted to the City of Toronto, it would appear that Greenpark Homes has some very intriguing plans for the site.

In those plans, Greenpark is asking for permission to construct a 29-storey tower that will hold 328 suites. The development will be home to 140 parking spaces in a 4-level underground parking garage. Greenpark has hired Core Architects to design the tower, and based on preliminary ideas, it will add a very cool and unique vibe to Richmond St.
