Three Towers up to 65 Storeys Proposed on Jane Street North of VMC in Vaughan | UrbanToronto

A major mixed-use development is proposed along Jane Street in Vaughan, featuring three towers of 51, 58, and 65 storeys designed by KFA Architects. The 2,004-unit project would rise just north of the Vaughan Metropolitan Centre with retail and office uses.

Not to mention how ugly and oppressive the built form is. Take the towers off completely, refashion the podium into a midrise, and maybe it would make sense for Jane Street outside of VMC.

VMC is already showing signs of deterioration, the "new" buildings near VMC are renting from the $1600s, much lower than other newer buildings in other parts of the GTA, certainly below any other TTC subway surrounded community. These towers will require a bus to the VMC. I really do worry that this entire area becomes (or is already becoming) an undesirable place / tower community like we see in the North West of Toronto. Serves York Region well, I guess.

A personal anecdote from someone looking into apartments in the GTA right now: I currently see Vaughan's downtown as having a lot of potential, but a lot of it should have been realized by now. I really did not want to move there if I did not have to.

I agree that the area hasn't turned into a community yet, as it's still to underdeveloped in that regard (technically they have a grocery store at Walmart, and they have the community center, but still surrounded by way too much parking lot). I also doubt that the applicant here is ever going to build anything (looks like they are looking for a bump in value because if they wanted to develop the it would probably have been 3 separate podiums). That said, I respectfully disagree about the need to bus to the VMC. This is within 800 meters to the northern entrance to the subway (at the bus terminal), so despite it being a very ugly walk, I do believe that it qualifies as walking distance (few / no one is going to wait for that bus)

You are absolutely correct about what will happen to this area. They've recreated the mistakes of Rexdale and the Jane strip so closely it would almost be impressive if it wasn't ominous.

A property tax (/development charge) hungry suburban council chasing any revenue they can find to subsidize aging sub-divisions by dumping as much density as they can in the least desirable and amenity-poor plots they can find within their borders. Same thing, half a century of "lessons" later, just down the street.
 
VMC will round out. They need population before they can deliver services - now they have the population.

Once Quadreal's project on the south side of 7 opens there will be a lot more retail amenity in the area which will help (plus even more people!). Plus the City is supposed to finally get going on the Black Creek pond park project on the east side of Jane St, and Jane St finally has actual sidewalks.. small things help, even.

Graywood appears to be going ahead with the first tower of 7Central as well.
