Pretty typical cascading massing for a midrise on a northern side of the road in a suburban setting. This is the only way they can minimize the shadow impact on houses immediately to the north. Even then, the project will be NIMBY'd to pieces. Whether the design will turn out nice or awful is all down to the exterior cladding materials.

Refusal Report on this one is headed to the Feb 26th meeting of Scarborough Community Council.

Aside from those items noted above. (from the report)

the applicant has yet to file a Functional Servicing Report that adequately addresses whether sufficient servicing infrastructure is present to support the development.

****

Also:

specifically the proposed trees do not indicate the required 30 cubic metres per tree of soil volume. The applicant is to submit revised landscape and civil plans.

and

The applicant is proposing only one tree along the Kingston Road frontage. City Planning staff have encouraged the applicant to enhance the public realm and improve the pedestrian experience by providing additional tree planting along Kingston Road.

One tree lol that should become some kind of UT meme (either anti developer or anti planning depending on your views lmao)
