Umm, The Parker and Thirty Six Zorra say otherwise (and I think some other ones too, even if few agree with me).

Resubmission with the following changes:
  • Height increased from 40.5 to 44.27m, massing changes
  • Total residential units increased from 156 to 186
  • Total vehicular parking increased from 155 to 169
  • Total bicycle parking increased from 118 to 148

From the Planning Rationale Report we see a material change to the massing:

You can see in the renders above that there is now a single set back rather than 3, removing the angular plane wedding cake tiers.

@HousingNowTO may wish to make note of this ongoing practice of removing excess setbacks.

But also some of the offset trades to make that happen. (the building at its lowest level is now further setback from the adjacent properties)
