would've expected for more height here given the absence of a consistent Right Of Way on this stretch of dundas w the traffic island and the metrolinx lands.
Yah, I feel this is somewhere they could have sneaked something tall-ish past the zoning. It is a weird site.
 
It's a very shallow site, adjacent to a Neighbourhood. This one isn't going to be easy. If the numbers make sense at 8-storeys, why add more risk to the project?

Getting the most money out of stuff also isn't quite what Gairloch does. Bill prefers to focus on excellent projects which elevate the urban realm and provide great spaces for their inhabitants.
 
Actually over capacity? Or just a busy Toronto intersection that happens to be poorly designed? I'd personally get rid of the Old Weston cut through and clean it up.

Fair enough. Not sure I'd call this a "major issue", but perhaps these projects will provide the necessary impetus for the City to actually give this messy intersection some attention.

Looks like aA is doing the architecture! Great news for mid-rise fans. Hopefully Planning staff and City Councillor Perks support this one. I believe they fought this developer's Sorauren project all the way to the OMB and then awarded them and urban design award for best mid-rise. go figure...
 
Two comments:
1. This development definitely needs to take over 22 Brad Street as well. The whole concept looks really weird right now (see image 4 in the front page story). A new condo nearly wrapping around a sorta rooming house type of building feels off.
2. Townhouses opening onto that stretch of Dundas W with the traffic moving at near highway intensity isn't very exciting. Some retail could have worked better. I'm sure it'll still sell but...

Hi, I live on Dundas a block north of this site. I'm loving the design and have a couple of questions.

What is the exterior going to look like? I'm hoping it isn't white because that look has already been done (to death in my opinion) and would instantly date the building. Black would be the next bad decision. (i know i know it looks elegant and dignified but has been done) I would love colour, maybe get input from the neighbourhood? I vote for peach or lime green. Subtle or bold, take your pick.

One of the things lacking at this intersection are stores, commercial spaces (except for the Coffee Time). Can anything be done to encourage businesses to buy the townhouses? It would give a reason for pedestrians to do more than walk by or wait for buses.

The Dupont bus (going towards St. George Stn.) still has seats available when going eastbound for the morning commute. The Junction bus (going towards Dundas W. Stn.) is full and most people end up having to walk or wait for next bus. Since there is the proposed site across from where I live the increase on these two bus lines will be huge. This will be an issue anyone against the plan will bring up. You'll need an answer.
 
I don't think the 40 is at capacity but if it is it would be easy to add more service to the line. In any case the subway station is a less than ten minute walk from here anyway.

If you get rid of the "sorta rooming house" is removing low income housing. Not good.
