Perhaps it's the Value Village store as well? I always thought the store could be a mid rise saving the Queen St. facade and the parking lot ,or part of the parking lot, could be a pocket park.

I've gotta think it's only the parking lot, given that the application is for only 6 units.

Turns out Reserve have bought the Value Village building as well as this location - so you'd expect to see another mid-rise on Queen
